How to Read a Floor Plan Before You Sign Off On It

A floor plan looks simple on paper — a set of lines and numbers. But those lines decide how a home actually feels to live in, years after the drawing is filed away. Most people approve a plan by checking the room count and the overall shape. Here's what we'd suggest checking instead.

1. Walk the plan, don't just look at it

Trace your actual daily movements through the drawing: front door to kitchen, bedroom to bathroom, laundry to backyard. Awkward routes are far easier to fix on paper than after the walls are up.

2. Check what's opposite the front door

The sightline from your entry sets the tone for the whole home. A plan that opens straight into a hallway wall feels very different to one that opens toward light or a garden view — the dimensions can be identical.

3. Look at door swings, not just door positions

Two doors that swing into each other, or a door that swings across a walkway, are easy to miss on a small-scale drawing and genuinely annoying to live with. Ask your designer to point out every swing in tight zones.

The plans that age well aren't the biggest ones — they're the ones where every square metre earns its place.

4. Confirm furniture actually fits

A room can hit its square-metre target on paper and still be unusable if a queen bed and two nightstands don't physically fit with the door swing and wardrobe included. Ask for furniture layouts overlaid on any room you're unsure about.

5. Ask where the services run

Plumbing, electrical and ductwork are rarely shown in detail on an early floor plan, but their routes affect cost more than almost anything else. If a kitchen or bathroom is moving away from existing wet areas, ask what that means for the budget before you approve the layout.

None of this requires a trained eye — it just requires slowing down for the two minutes it takes to actually read the plan, rather than approve the shape. We build these checks into every design review with our clients as a matter of course.
